Future proof benefits of off-site construction

Modular off-site construction solutions are at least the equal of traditional construction in terms of structural strength and life span and can produce buildings of any size.

Modular construction has major and distinct advantages over traditional construction including future relocatability and reconfiguration. The key factors that make modular a truly future proof method of construction are summarised below:
 
  Extensions / Reductions
During the life cycle of the building it is easy to extend the facility by adding extra modules. This may be required due to changing regulation or an expansion of services. Similarly, if there is a reduction in the throughput of patients and certain parts of the facility are no longer required, these can be easily removed from the rest of the building and used elsewhere.
 
Reusability
Off-site construction is by definition a relocatable system as the building is manufactured in the factory in modules and then brought to site to be assembled. Similarly when the building is no longer required, it can be relocated and reused elsewhere either as a whole, or broken up into smaller pieces to create a number of new facilities. Not only does this provide an environmentally friendly, sustainable solution, but also reduces demolition and site clearance costs.
 
Clearspan Space
The structure of each individual module gives an internal clearspan space of up to 16m in width and when joined together, infinite length. The clear span design of the modules, with mainly non-load bearing internal partitions, creates a totally flexible facility for a site-based refit. During the life cycle of the building, floors can be simply reconfigured to suit changing requirements of the users.
 
 
Cladding Solutions
The enhanced cladding which can be applied to a permanent modular building does not form part of the supporting structure therefore can simply be changed in the future to reflect advances in technology, such as solar panelling.
